This historic building, which has been vacant for about ten years, is set for repurposing by the new owners, promising to revitalize the area and potentially restoring this iconic structure’s role in the community.
Aiken, South Carolina, is buzzing with excitement after the county has officially wrapped up a sale for the old Aiken County Hospital, located at 828 Richland Avenue West. What a journey it’s been for this property! The contract was finalized in late January 2025, and the selling price? A cool $900,000!
The buyer is none other than the ACH Lofts Owner, which is a Delaware limited liability company connected to Camden Management Partners Inc. based out of Georgia. The county council gave the thumbs up back in October 2024 with an impressive vote of 8-1, paving the way for County Council Chairman Gary Bunker to sign on the dotted line and finalize the purchase and sale agreement.
As part of the sale, Aiken County received an initial payment of $393,750. However, not all the cash is on the table just yet—there’s another $506,250 waiting in the wings. This includes $356,250 that’s tied up until an ongoing lawsuit is resolved and an additional $150,000 due after the first certificate of occupancy is granted.
So what’s holding up the final payments? Well, there’s a legal wrangle involving Washington, D.C.-based Turner Development LLC, which had previously tried to snag the hospital for $950,000. Their CEO claims that Aiken County breached their agreement and acted in bad faith by not covering the cost of a necessary survey for the sale.
Nevertheless, Chairman Gary Bunker remains optimistic about resolving this lawsuit. He’s confident that the sale stands firm and is excited about what’s next for the old hospital.
The old Aiken County Hospital hasn’t been in active use for about 10 years. What’s fascinating is that this historic building, which was originally constructed before World War II, even served as the county’s government headquarters until the opening of the new Aiken County Government Center in 2014. It’s not just any old building; it’s listed on the National Register of Historic Places!
John Gumpert, who leads Camden Management Partners, has plans to preserve and repurpose this beloved structure, potentially breathing new life into it.
Interestingly enough, this sale didn’t just unfold overnight. The poor old hospital was on the market since 2018, with numerous attempts to sell it to various buyers before landing on Camden Management. After being vacant for so long, this sale is a major win for the county, which hopes it will help reposition the property back on the tax rolls.
Bunker noted that it was high time to let go of a vacant building that was doing nothing for the community. No doubt, stepping away from this empty space is a breath of fresh air for Aiken County!
With the sale completed, the excitement in Aiken continues to build as everyone waits to see how Camden Management will transform the old hospital. It’s a promising development for the county and for the locals who have been waiting years for something positive to happen with the once vibrant site.
