Aiken, South Carolina, is buzzing with excitement following the recent sale of a 7-Eleven convenience store property. The 5.7-acre site on Columbia Highway North was officially sold for a whopping $10 million on December 12, 2024. This transaction signifies not just a financial investment but a significant boost for the local economy and convenience for residents and travelers alike.
In this deal, WinPop Aiken LLC has become the new owner of the property, purchasing it from C4 CStore Holdings III LLC. Interestingly, this acquisition comes with an 18-year triple net lease, an arrangement where the tenants are responsible for paying property expenses like taxes, insurance, maintenance, and utilities in addition to rent. So, while it’s a big win for the new owners, it also means the convenience store has a stable future ahead.
C4 CStore Holdings III isn’t an old player in the game; it was created in North Carolina quite recently, back in September 2021. In October 2023, they bought the property for just $2,527,500 from the original seller, Caradasa LLC. It seems like they were savvy enough to see its potential, especially with such a profitable resale in a matter of months.
The 7-Eleven, located at 2730 Columbia Highway North, is perfectly positioned near Interstate 20’s Exit 22, making it convenient for both local residents and passersby. This spacious 4,650 square-foot store features eight standard gas pump islands and five diesel pump islands. Plus, it was officially opened to the public on September 18, 2024, giving eager customers a chance to enjoy its offerings.
One of the appealing aspects of this convenience store is its traffic flow. The design includes separate entrances for cars and trucks, aiming to ease any congestion during busier travel times. Not to mention, the store is permitted to showcase an 80-foot tall sign to catch the attention of those speeding by on the interstate, along with a monument sign for additional visibility. It’s all about making sure that travelers don’t miss out on the chance to stop and fill up or grab a quick snack!
But wait, there’s more on the horizon for Aiken! Excitement continues to build with plans for a new Parker’s Kitchen on the city’s Eastside. This location will feature a 5,175-square-foot space complete with a kitchen, indoor seating, and ten fuel pump islands strategically placed near East Pine Log and Levels Church Road. This innovative addition is designed not just for quick stops but for a more relaxed dining experience as well.
The City Council has voted in favor of providing water and sewer service to the new 7-Eleven, enhancing the area’s infrastructure. In fact, recent traffic studies show that the Parker’s Kitchen could generate approximately 2,100 vehicle trips per day—that’s a lot of traffic flow if you ask us! The City Council is actively considering further requests regarding water and sewer services, indicating that Aiken is gearing up for a phase of growth and development.
